Apartment Building Insurance Seattle – How Well Do You Understand Your Coverage?

As we will see in a moment, it is important to have a solid understanding of your insurance coverage. Having this knowledge can save you significant money in the long run by helping you to avoid costly claims events that you otherwise might have been liable to pay for.

Let’s return to our coverage scenario to help us understand this concept:

Coverage Scenario Continued:

In a previous post we met Stevie Skeever, the owner of a pair of apartment complexes.

Stevie filed a claim with his insurance company for the damage caused by a tenant’s severe smoking habit to one of his apartment units.

By Stevie’s estimate, $10,000 is on the line.

A short time later Stevie receives word from his insurance company. They inform him that the damage will not in fact be covered because it is excluded by Stevie’s basic policy.

How can this be? Stevie is certain that his basic policy names smoke as a covered peril.

Let’s take a look at his policy to see if we can understand the insurance company’s findings.

A cursory look at the perils named by a typical basic policy does seem to suggest that smoke damage would be covered:

The insurance company will cover direct physical loss to property caused by:

  1. Fire
  2. Wind
  3. Hail
  4. Lightning
  5. Explosion
  6. Riot or Civil Commotion
  7. Aircraft (That damage your property)
  8. Vehicles (That damage your property)
  9. Smoke
  10. Vandalism or Malicious Mischief.

But there are stipulations below some of the named perils, such as this one pertaining to smoke:

  1. Smoke

Smoke causing sudden and accidental loss or damage. This peril does not apply to loss caused by smoke from fireplaces or from agricultural smudging or industrial operations.

As you can see, Stevie’s policy specifies that the damage must have been caused suddenly to be eligible for coverage. Stevie knew the tenant smoked indoors and did so for almost a year, so this would not qualify as sudden.

The Basic Landlord Insurance policy is indeed very limited. In our next post we will discuss that limitation in more detail as Stevie once again faces a large claim during the winter months.
